Beyoncé and Jay-Z have cemented their status not just as music and entertainment icons but also as heavyweight players in celebrity real estate. According to a November 2025 study by Highland Cabinetry, the power couple owns seven properties valued at a staggering $500 million, making their portfolio the largest among global celebrities. The research, which examined residential holdings of over 20 top entertainers and athletes, highlights how high-profile individuals strategically allocate their wealth into real estate.
The study focused exclusively on residential assets, including homes, mansions, apartments, and estates, while excluding commercial holdings such as hotels, farmland, or corporate real estate. Analysts calculated portfolio values using recent financial estimates, documented purchase prices, and cross-referenced data to determine what proportion of each celebrity’s total net worth is tied to property.
Beyoncé and Jay-Z’s collection spans some of the most coveted addresses in the United States. Their portfolio includes a Malibu mansion, a Bel Air estate, and a home in the Hamptons, among other high-value properties. Despite the sheer scale of their holdings, real estate accounts for only 15.6% of their combined $3.2 billion fortune, reflecting a diversified investment approach that extends beyond property into ventures such as music rights, business enterprises, and equity investments.
Celebrity Real Estate: Beyoncé and Jay-Z Take the Top Spot
In second place is football superstar Lionel Messi, whose seven-property portfolio totals $232 million. The Argentine forward maintains residences across Spain, Argentina, France, and the United States, including homes in Miami and Fort Lauderdale. Unlike Beyoncé and Jay-Z, Messi holds a larger share of his wealth in real estate, with property representing over a third of his $650 million net worth—a markedly higher concentration that underscores the tendency of athletes to prioritize tangible, long-term assets.
David and Victoria Beckham rank third, with five properties valued at $150 million. Their collection spans London, the English countryside, Miami, and Dubai. These holdings account for 30% of their combined $500 million fortune, a percentage similar to Messi’s, reinforcing the observation that professional athletes often rely on property to preserve wealth accumulated during relatively short playing careers.
Media mogul Oprah Winfrey also holds $150 million in residential real estate, spread across seven estates in Montecito, Hawaii, Colorado, and other US locations. With a net worth matching Beyoncé and Jay-Z at $3.2 billion, Oprah’s property investment represents just 4.7% of her total wealth, the lowest percentage among the top five celebrity property holders.
Pop sensation Taylor Swift rounds out the leading group, owning eight homes across four US states with a combined value of $150 million. Her real estate represents 9.4% of her $1.6 billion net worth, highlighting a preference for diversification rather than heavy reliance on property.
Other high-profile entertainers follow similar patterns. Rihanna holds eight properties valued at $150 million, representing 10.7% of her $1.4 billion fortune, while Jennifer Lopez’s four properties, worth $104.8 million, account for 26.2% of her $400 million net worth. British musician Ed Sheeran has taken a different approach, amassing 27 residences across the UK valued at $100 million. While his individual properties are smaller in value, his portfolio represents 28.6% of his $350 million net worth, the largest concentration among the celebrities studied.
Reality TV star Kim Kardashian owns five properties valued at $100 million, or 5.9% of her $1.7 billion fortune, and footballer Cristiano Ronaldo’s eight homes, worth $90 million, represent just 6.4% of his $1.4 billion net worth. The study suggests that while athletes may lean toward higher proportions of wealth in property, entertainers and musicians tend to maintain diversified investment portfolios.
A Highland Cabinetry spokesperson explained that real estate offers a relatively low-risk investment avenue for celebrities who have mastered specialized careers but may lack extensive experience managing businesses. “Property values generally appreciate over time, and investors do not need extensive expertise to identify desirable homes in prime locations,” the spokesperson said. “Real estate provides a tangible, stable way to protect wealth while planning future investments.”
The research also revealed geographic preferences in celebrity property investments. US-based entertainers favor coastal homes in California, Florida, and New York, whereas international stars often hold residences across multiple countries, reflecting the global nature of their careers and considerations such as taxation and mobility.
Overall, the study underscores how career type, income stability, and geographic factors shape celebrity investment strategies. Musicians and entertainers generally allocate a smaller share of net worth to property, while athletes, facing shorter professional windows, often prioritise tangible assets that provide long-term security. Beyoncé and Jay-Z’s portfolio, in particular, exemplifies the balance of high-value property investments with diversified business ventures, demonstrating that even among the world’s wealthiest, strategic planning is key to sustaining generational wealth.
